The City is exploring potential updates to the accessory dwellings (ADs) regulations, and we want to hear from you!
What Are Accessory Dwellings?
Accessory dwellings, or ADs, are smaller, additional dwelling units on the same lot as a single-family home. They include their own kitchen, bathroom and entrance.
Why is the City Updating its AD Regulations?
Current regulations are highly restrictive compared to other housing forms in the City. For example, they are currently only allowed within an existing, detached single-family home, such as in a basement or second floor, and require approval by the Board of Zoning Appeals. Revisiting the AD ordinance is included in the Council Priorities for 2024-2025, as well as the Planning
Commission’s 2024 Work Plan.
What Are the Benefits of ADs?
- Aging In Place: ADs can provide families with housing options for family members that may need to live nearby
- Supplemental Income: Homeowners may enjoy supplemental income by renting their ADs
- Housing Diversity: ADs provide smaller, less expensive housing options than typical detached single-family homes and are ideal for 1 to 3 person households
